Why Didn't My Home Sell?"

Have you tried to sell your home and become frustrated because it has not sold?
There are only seven factors that sell a home:
  • location (or neighborhood)
  • the housing market
  • the condition of the home
  • the price
  • time
  • terms (such as owner financing)
  • the marketing plan (exposure of your home`s availability to potential buyers)
Location:  Neither you nor we have control over your home`s location, however it is the most important consideration for people when buying real estate.  If your home`s neighborhood is the problem, you`ll know it because people will tell you.  While you cannot move your house, you can endeavor within certain limitations to change the neighborhood.  It takes time and effort. 
The Housing Market:  You should determine whether the local housing market is hot, warm, cool or cold.  In today's (cool) buyer`s market, when there are plenty of other homes for sale, it takes some time to sell a house.   You might consider waiting to sell, as real estate is a cyclic business.  Otherwise you will need a good real estate agent who has a proven track record and an effective marketing plan that positions your home to stand out from the competition (the other homes for sale). 

A home usually does not sell for one of the following reasons:
  • The home was not properly marketed or exposed to potential buyers.  Lack of exposure simply means that not enough buyers have been made aware of the fact that your home is for sale.  Exposure can usually be tracked by counting the number of buyers who come to look at your home, counting the number of telephone calls that are received inquiring about the home, and counting the number of real estate agents who visit the home.  If you are not having much activity when the housing market is warm, the home probably is not being properly marketed.  Ask to see your agent`s written marketing plan.  Ask to review a printout of the multiple listing sheet.  Errors in the information provided to the real estate community (along with an agent that does not proofread) have kept too many homes from selling.    A lower than market rate of selling commission can result in few showings. 
  • The home is in less than attractive condition or is not being staged properly for showings.  Repairs may be needed on the home, or the decor may be outdated, or the home can be cluttered, or dirty, or too personalized.  If any of this is the case, a good realtor should be suggesting work on the "curb appeal" of the home.  In many cases inexpensive cosmetic changes make a world of difference.  There are free reports on this web site that provide appropriate information. 
  • The home is not priced according to market.   Most home buyers are quite savvy about what they can get for their money at any given time, and many home buyers are represented by real estate agents who are well versed on the current value of homes.  In order to sell, you will have to keep your price competitive with other homes on the market.
